We are seeking financing for the 2 projects described below, both are less than one block from the NW Expressway and Council Road intersection:a 1 acre office/warehouse project in the 7800 block of NW 94th (herein 7800)a 2.5 acre office/warehouse project at 9601 N. Council Road (herein 9601)
7800 Block of NW 94th

This 1 acre development is complete, including civil engineering, the parking lot, landscaping all utilities and services, zoning and platting.
Two of the planned 3 buildings are complete and 100% leased. There is $501K owed on  this project.

We would like to build the 3rd building (estimated cost of $425K)
9601 N. Council Rd

This is a 2.5 acre development site at 9601 N. Council Road.Â
We have this property under contract to purchase for $250K. Â
The inspection and due diligence period has been completed.
We have the title commitment and ALTA/TOPO survey in hand.
This 2.5 acre site is not developed but we are well underway with civil engineering, utilities and services, access, zoning and platting. We estimate needing $600K in development cost to install utility services and parking lot which will provide 9 building pad sites that will total $2,000,000 in sales.
Summary of Request
We are seeking either one of the following:
#1 - $755K to:
$501 to take out the current loan
$250K to fund the purchase of the 2.5 acre development site at 9601 N. Council.
#2 - $1.2M to:
$501K to take out the current loan
$425K to fund the construction of the 3rd building on NW 94th
$250K to fund the purchase of the 2.5 acre development site at 9601 N. Council
